This FAQ clears up misconceptions and addresses common concerns from permitting and timelines to insurance. As the #1 single-lot replacement homebuilder for Pacific Palisades residents, we’re here to bring clarity, confidence, and a clear path forward.
What will TJH do if the 12 month delivery guarantee is not met?
If TJH does not complete the construction of the home within the guaranteed 12-month time period, TJH understands that the homeowner will experience an inconvenience which is difficult to quantify.
To compensate the homeowner for their inconvenience and any costs associated with this delay, there is a daily rate (described in the Rebuild Contract) that will be paid to the homeowner for their inconvenience until the time that the home is completed.
Is TJH able to offer assistance in working with insurance companies (third party that knows how to talk to adjusters)?
TJH understands the challenges that homeowners are facing in working with their insurance companies. We are currently exploring options for providing professional assistance to our clients as they are working through insurance questions and issues.
How will the relocation of utility easements from back to front work? What’s the timeline on movement?
TJH is in contact with the Los Angeles Department of Water & Power (LADWP) to ensure we have the latest and most up-to-date information on the status of utility easements and connections. While temporary power has generally been restored, the timing is not yet clear regarding the possibility of relocating utilities from the backs of the lots to the fronts. TJH will continue to stay on top of this very important topic.
Can TJH assist in calculating the cost per square foot quote to rebuild my original house so I can provide it for my insurance?
TJH is dedicated to support our clients in whatever way we can with insurance questions and issues. Unfortunately, we are not able to determine the cost of rebuilding a homeowner’s original home.
Is construction labor secured for scaling?
TJH has a reliable and dedicated pool of subcontractors that we have worked with in Los Angeles generally, and the Palisades over many years. We are confident in their continued availability to deliver the same high level of service to TJH and our homeowners in the Palisades.
Is TJH willing to build on steep slopes?
At the beginning of the Due Diligence process, TJH will perform a detailed and thorough assessment of a homeowner’s unique site conditions to determine if we are able to build on a homeowner’s lot. If it is feasible — from an engineering and cost standpoint – to create a buildable pad without the installation of significant retaining walls, TJH will likely be able to build where there is a moderate amount of grade or topographic change. However, in general, TJH is not able to build on lots with very steep slopes.
What are TJH’s Fire Resistant materials?
TJH incorporates a wide range of Fire-Resistant materials and construction practices into our homes. Our standard architectural materials include: boxed eaves instead of exposed wood rafter tails; all exposed wood posts wrapped in cementitious siding; removal of all superfluous trim made of combustible materials; gutter guards standard; and landscaping designed with defensible space. TJH’s roof assemblies are Class A rated, which is the highest level of fire resistance. There is a variety of roof types (depending on the elevation selected), including: asphalt shingle; concrete tile; clay tile; and standing seam metal roof. Roof features include fire-rated roof vents. Finally, we are offering (as an optional element) an exterior Fire Suppression system, which offers an even greater level of protection.
