Wondering what attracts so many people to Denver? Realtor Carrie Wernecke shares the benefits of living in the Mile High City and how a new TJH home offers more for homebuyers.

There are a handful of cities that shot to the top of the best places to live recently. Denver, Colorado, is one of those places. As a seasoned realtor and Denver native, Carrie Wernecke has seen first-hand the increased demand for the Mile High City and how the area has evolved to appeal to homebuyers. With more than 22 years of experience and honest advice, she has become a trusted source for clients looking for the right home in their desired neighborhood.

When the first TJH home in Denver became available, she knew it would be perfect for her clients relocating from Chicago. With her experience working with our TJH Colorado division, her vast knowledge of Denver neighborhoods, and her understanding of what homebuyers want, we asked Carrie to weigh in on the benefits of living in Denver and buying a new TJH home.

A thriving city and great quality of life

From California to New York and Texas to the midwest, Carrie has witnessed a blend of newcomers from every direction who want to make the Mile High City their home. Denver is a city that combines urban living with a relaxed lifestyle and beautiful neighborhoods. There is easy access to outdoor activities, nearby mountain towns, ski resorts, and national parks for a weekend getaway, plus a pedestrian-friendly city with live music venues and culinary hotspots that appeal to people of all ages.

“Denver is also making it easier to get around the city with public transportation,” Carrie says. “They are doing a good job of getting people out on bikes through e-bike rebates or using the light rail by extending routes and adding new stations.”

A growing job market and business-friendly environment

A thriving economy with a growing tech scene, and a mix of Fortune 500 to startup companies make Denver an attractive place for professionals. It’s also one of the fastest growing cities in the U.S. for entrepreneurs and businesses, partly due to its incentives for starting and growing a business. For example, entrepreneurs and startups can benefit from Denver’s low corporate tax rate, growth incentive programs, city-supported resources, and business advising and educational workshops.

While the city has a strong job market that benefits its residents, for most people, the best part of working or having a business in Denver is its intangibles—a better work-life balance, community support, and a culture that prioritizes collaboration over competition. When businesses constantly innovate and work together to solve problems, there’s a real sense of possibility and better quality of life. And that’s something that doesn’t go unnoticed in Denver.

Beautiful neighborhoods

One of the best things about Denver is that there are many great neighborhoods to choose from, no matter what you’re looking for. “There’s a lot of building happening throughout Denver, and the neighborhood dynamics are changing,” says Carrie. “It’s bringing younger families back into the city, and there’s a real vibrancy that comes with that. There’s also a diverse array of neighborhoods with something for everyone.” From Sloan’s Lake, The Highlands, and Berkeley on the westside of Denver to Park Hill, Hilltop, Montclair, Congress Park, and Cherry Creek, homebuyers love these neighborhoods for their beautiful tree-lined streets, large parks, and walkability to shops and restaurants.

TJH’s new-construction homes

“It can be tough in the Denver market if you’re looking for a new home,” says Carrie. That’s why the new TJH Colorado division is helping to meet the demand for new homes in desirable Denver neighborhoods. It gives more people a chance at a brand new custom-quality home in a great location, without the stress of bidding wars—something Carrie says is huge for homebuyers.

“My clients recently closed on a new TJH home that they love,” Carrie tells us. “But before that, we spent more than six months looking at properties. They had their sights set on specific neighborhoods, but the homes we looked at often fell flat and didn’t check all the boxes. The offers my clients did make were outbid by hundreds of thousands of dollars.”

“When I learned about a new pre-sale home that TJH was building, I recommended it to my clients. The price was right in a neighborhood we had been targeting that will continue to grow in value. And since it was still in the construction phase, my clients could avoid all the stress and hassle of bidding wars. Ultimately, it was an easy decision, and my clients love it.”

TJH designs thoughtful homes for a modern lifestyle

Our goal is to design homes with functional floorplans, versatile outdoor spaces, high-quality materials, and features that go above and beyond. We want to make it easier for people to find a home that perfectly suits their needs and stands the test of time while preserving the integrity and character of established neighborhoods.

“Bigger doesn’t always mean better,” says Carrie. “Sometimes a smaller floorplan can offer more utility with a thoughtful space. That’s why I was really impressed during the walk-through of the TJH home. The thoughtfulness in the construction, the quality touches, and details TJH focused on—things that other builders would never think of doing in Denver.”

Carrie also shares that most homebuyers prefer new homes that don’t require the time and energy to renovate an older property. “TJH understands that and their homes are designed more efficiently around what buyers want.”

“We spent a lot of time researching what Coloradans like and don’t like, and that knowledge was paramount as we’re designing and building not just for life, but a lifetime,” says Stephen Tindle, president of the TJH Colorado Division.

Denver is a great city and there are so many reasons why. From its job market and economy, which are only getting stronger, to its vibrant city, outdoor recreation, 300 days of sunshine, and family-friendly neighborhoods. The city has seen incredible growth in recent years, which is projected to continue. With the introduction of TJH in Denver, homebuyers have the unique opportunity to live in a new home in the area’s most desirable neighborhoods.
