For years, Colorado remained a best-kept secret as people flocked to Austin, California, and the Pacific Northwest seeking a work/life balance and better quality of life. But over the past decade—and even more so during the pandemic—the secret broke. Denver has gone through a transformation making it one of the fastest growing cities in the U.S. with an influx of newcomers. It’s easy to see why; Three-hundred days of sunshine, a laid-back vibe and thriving city-center that’s home to an abundant restaurant scene, plus quaint neighborhoods within walking distance of more microbreweries and coffee shops than one can count. It’s also the gateway to the Colorado Rockies and endless opportunities for outdoor enthusiasts. The appeal of the Greater Denver Area stretches a mile high. It’s why we’re excited to launch our new Colorado division and bring new, customized homes to prime metropolitan neighborhoods that house hunters want to be.

To ensure we were aligned with the needs of Colorado homebuyers and understand more about how we can enhance the character of the community, we partner with local realtors and industry professionals. The moment we met the realtors of Helm Weaver Helm, we knew their approach to helping homebuyers was as customized as ours.

As an award-winning Compass Real Estate team, they have a reputation for bringing a fresh perspective to the traditional real estate experience. Partners, Patti Helm, Libby Weaver, and Pam Helm do things differently. For starters, they each come from different professional backgrounds with former careers in luxury apparel, television broadcasting, and commercial real estate and design (respectively). So when the three women relaunched their careers and were brought on by a top-performing luxury brokerage firm in Denver, some were skeptical, some were intrigued, and some wondered how they would maneuver success in a company of veteran brokers.

Patti, Libby, and Pam responded accordingly—by becoming the #1 producing team at the firm and one of the top 5 in the state. *Brushes shoulder off* The skepticism was gone; Helm Weaver Helm meant business and knew how to take charge for their clients. Their meticulous attention to detail, collaborative work approach (they work on every deal together), and high level of customer service they deliver has made them a significant force in the industry. But the real driver is that they love what they do. At Thomas James Homes, we can relate. So we sat down with them to learn more about the mindset and needs of the Denver market and the best ways to serve today’s homebuyer.

TJH: Colorado has one of the fastest growing housing markets in the nation. How has that impacted the way you deliver for your clients?

HWH: The Denver market is aggressive right now. There’s extremely low inventory and we’re seeing listings sell as soon as they hit the MLS. So there’s a need to access listings that are coming soon. The great thing about working with Compass Real Estate and Thomas James Homes is that we can bring our clients exclusive properties that haven’t yet hit the market. Our team is also driven by cutting edge technology, so we’re able to go beyond what traditional brokerages can do and provide more for our clients, from creating a full marketing program for a client to reaching a larger audience and completing transactions more efficiently.

“About a year and a half ago, our group switched to a new brokerage. We chose Compass because of their cutting-edge technology and marketing platform that allows us to do more for our clients, as well as their reputation in the luxury real estate market. As we’ve gotten to know TJH, we notice a lot of similarities in the way they operate—They make decisions quickly while still considering the details, and they’re building a quality product that buyers want, but on a much larger and faster scale than a majority of other builders here. That’s exactly what this market needs.”

TJH: With the influx of new homebuyers, what trends have you noticed in the market and with your clients?

HWH: Over the past year, we aren’t seeing as many buyers taking on homes in need of renovations. More homebuyers are looking for brand new turnkey homes that don’t require additional work. For homebuyers to be able to buy a brand new home here and still have an opportunity to customize the design is huge. Having an indoor-to-outdoor design is also one of the biggest selling points. We have amazing weather and people want to be able to enjoy their home with extended outdoor living spaces. Many are intrigued by Thomas James Homes coming from California and we’re excited for the new ideas and concepts they’re bringing to the area.

“Denver has so many great neighborhoods that combine the community feel of an established residential area and access to a variety of restaurants, boutiques, coffee shops, and local farmers’ markets. Many of the existing homes here are outdated and in need of renovations, but they sit on spectacular lots. So for TJH to design new homes that utilize the lot space and incorporate features that buyers are looking for has been a much needed upgrade for Denver.”

TJH: We have focused on building in certain areas around the Greater Denver Area, including University Park, Cherry Creek, Bonnie Brae, and Berkeley, to name a few. What has made these areas so appealing to homebuyers?

HWH: These are all neighborhoods that are so well rooted. They’re safe, home to great schools and lots of parks. They’re still just a quick drive from Denver’s city-center, and residents are walking distance to incredible restaurants and shopping. The homesites in these neighborhoods are also very appealing and offer more square footage than most families are looking for. Buyers have been waiting for homes to become available in these areas, so the timing of TJH couldn’t be better.

“We’re in the business of helping people complete one of the most meaningful and important transactions. TJH really understands that. The way in which they build partnerships with the realtor community and take the time to understand what our clients are looking for and where they want to live is just part of what makes them stand out from other builders we’ve seen. TJH is the real deal and we’re excited for this new division here in Denver.”
